It was designed by an award-winning cannabis grower for efficiency and scalability. We are selling this business and property for $2,475,000 and is broken down accordingly:

Operational revenue generating business valued at $475,000 including equipment and inventory.

We will guarantee the company will have at least $50,000 in cannabis inventory that comes with the purchase. This opportunity allows for you to be cash flow positive from the start with inventory and Flowering rooms harvesting every couple weeks. We would be only open to owner financing if you put down 75% cash upfront, and we will finance the remaining 25% at 12% interest.

Each new room is controlled by TrolMaster Hydro x Pro systems that control the lights, temperature, humidification, dehumidification, and Co2, all of which can be controlled from your computer. This system also has smoke alarm sensors and coco water moisture sensors. This high-tech system will notify you from your phone if there is any issues with the room such as it gets too hot, dry, humid, plants need watered, and much more.

Our facility has a completely autonomous micro drip watering system. We are able to automatically take city water and R/O it, send it directly from the R/O reservoir through Dosetron nutrient injection systems, PH it, and straight to the plants without touching anything. That’s right, all you have to do is mix nutrient concentrate tanks under the Dosetron injection systems and feed directly to the plants. We have one TrolMaster Aqua X irrigation timer that controls the entire facility that also is controlled by your smart phone.

Each room has Raptor XXL hoods with Hortilux HPS bulbs, Quest dehumidifiers, Anden humidifiers, GGS tables with easy one push rolling benches, and Co2 burners. Our Clone room has 7 EZ commercial systems with the cloning capabilities of 3,200 clones every 2 weeks. This property could easily be converted to LED lights and we have direct contacts with Fohse LED’s if you would like to upgrade. Rooms are 12′ tall in the new section allowing for a vertical cultivation if desired.

Our facility is one of the cleanest you will find as we have no detrimental pests and only have a few nats and thrips due to using coco. We have no Russet Mites, Spider Mites, Aphids, or any other pest problem whatsoever. We also have a very sterol process so we don’t fail microbial, yeast, mycotoxin, or heavy metal tests.

We currently use the Twister Batch One dry trimmer to make trimming a breeze. In total we have over $350,000 in equipment valued at used prices. This cultivation is for only the serious grower looking to make a statement in Oklahoma or expand their current operations.

Our Financial Modeling shows this facility will conservatively produce around 3,450 lbs. of flower at 42.6 grams/flower sqft and 5 harvests a year, equating to just over $3,000,000 in revenue and $1,000,000 in EBITDA @ $800 a lb wholesale price.

The reason for selling is I won a limited license in Illinois and Connecticut, and have pending applications in several other states in which I will need capital to build out. I am willing to help the new owners transition into the business for 2 weeks, and can be on call for as long as needed.
